RICS surveys routinely note suspected asbestos in pre-2000 homes: textured ceilings, garage roofs, soffits, floor tiles. “Suspected” is the key word, a £125 test often clears it entirely.
What buyers and lenders accept
A clean test result, a note confirming sound material can be safely managed, or a removal and clearance certificate. Any of the three usually satisfies a lender; silence usually triggers renegotiation.
